Talk to an agent about buyingMortgage payment on $850,000

For homes with one or two single-family residences. An estimate — your lawyer confirms the exact amounts and applies the rebates at closing.

What’s included

  • Land transfer tax — Ontario’s, plus Toronto’s in the city; first-time buyer rebates applied.
  • Lawyer — legal fee, searches and registration (disbursements), with HST.
  • Title insurance — protects against title fraud and survey problems; most lenders require it.
  • Home inspection — strongly recommended before you firm up.
  • Ontario tax on CMHC insurance — 8% of the premium when you put less than 20% down.

Work out your payment with the mortgage calculator, or talk to us — we’ll walk you through every cost before you make an offer.

Common questions

How much are closing costs in Ontario?

Usually 1.5% to 4% of the price. Land transfer tax is the biggest part; lawyer fees, title insurance, an inspection and adjustments add a few thousand dollars more.

What are adjustments?

If the seller prepaid property tax or utilities past closing day, you pay them back for your share. Your lawyer works out the exact amount on the statement of adjustments.

Do I pay real estate commission as a buyer?

Usually not — in most Ontario sales the seller pays both agents. Your buyer representation agreement says how your agent is paid.

Can closing costs go on my mortgage?

No. Land transfer tax, legal fees and the Ontario tax on CMHC insurance are paid in cash on or before closing, so lenders want to see you have about 1.5% of the price saved for them.
