What Can I Rent My Home For?

Type your address, the kind of home and bedrooms — we compare it with similar homes listed for rent near you right now and give you a fair rent range.

What are you renting out?

Bedrooms

Your estimate shows here — based on similar homes listed for rent right now, so it reflects today’s market.

Pricing your rental

Start from the typical rent, then adjust: above it for a renovated home, parking, laundry or included utilities; below it for a busy street or shared spaces. Price to rent within two to three weeks of listing.

Common questions

How is the rent estimate made?

We look at active MLS® rental listings of the same kind of home and number of bedrooms — within 3 km of your address first, then 6 km or your town — and show the middle half of their asking rents.

Why use asking rents and not leased prices?

Leased prices aren’t public. Asking rents show what tenants are comparing your home with today; an agent can check recent leases to fine-tune the price.

How do I rent my home for more?

Fresh paint, good photos, in-suite laundry, parking and a flexible move-in date all help. Pricing right matters most — an overpriced rental sits empty, and every empty month costs more than a slightly lower rent.

Can Spotter find and screen a tenant for me?

Yes. We price your rental, market it on the MLS® and rental sites, book showings, check income, credit and references, and prepare the Ontario Standard Lease — you approve each step.

Is a basement apartment legal to rent?

Many are, but a second unit must meet the Ontario Building and Fire Codes and your city’s zoning rules. Check with your municipality before renting one out.
